NAI Coastal assisted Amazon with securing the lease of an 89,825± building in Wicomico County as its newest distribution center.
NAI Coastal brokered the sale of a 14.6-acre property at 1842 Edward Taylor Road to Opportunity Street, LLC, a transaction that quietly set the stage for one of the more significant industrial developments the region has seen in recent years. That wasn’t NAI Coastal’s only role in the deal. Once the building was complete, the firm also brokered the lease to Amazon, handling both ends of the transaction from raw land to occupied facility. In between, Gillis Gilkerson led the build-to-suit project that transformed the site into a state-of-the-art Amazon delivery station, now bringing more than a hundred new jobs to the Salisbury area.
The finished facility totals +/- 89,825 square feet and functions as a cross-docking delivery station, accepting inbound shipments from Amazon’s larger fulfillment centers and routing them to smaller vehicles for final-mile delivery. The Salisbury facility began operations in August 2026.
For the Eastern Shore’s commercial real estate market, the deal is notable on a few fronts. It brings a major international employer to Wicomico County and adds another modern industrial asset to the region’s logistics footprint.
This isn’t the first time NAI Coastal has worked with Amazon. In 2021, the same development team acquired and renovated a +/- 200,000 sf industrial complex at 1700 Dulaney Street in Seaford, Delaware, negotiating a lease with Amazon for roughly 100,000 sf of building space and 12 acres of commercial land for use as a delivery center. Together, the Salisbury and Seaford facilities now anchor Amazon’s last-mile delivery network on the Shore, a sign of the region’s growing appeal for logistics and industrial real estate investment.
